WXZ develops forward-thinking projects with careful consideration for the impact they will have on both the neighborhood and the broader community.

WXZ sees potential value where others may not—distressed or under-utilized buildings, difficult to assemble sites, and complex deals—investing the time and consideration to create a unique, marketable solution that turns potential value to real value with a net benefit to our partners, investors, and the community.

WXZ Development, Inc. began as a family endeavor and remains so to this day. In 1990 attorney and businessman Xenophon Zapis started a real estate interest with his son-in-law, James R. Wymer.

Mr. Zapis’ experience in real estate was diverse and included everything from passive investment property ownership to more ambitious pursuits as leading the development of sizable condominium and senior housing projects.

Mr. Zapis had a unique ability to recognize value where others did not. As a boy, Xenophon sold beverages to fans at the baseball stadium. After carrying crates of beer and soda up and down the aisles and selling the refreshments to fans, he would then take the empty crates to the standing-room-only section, selling them to fans eager to get a better view of the field. Xenophon, like the other boys, understood the value of soda. But having only taken in a baseball game from the standing-room-only section himself, he also understood the value of crates.

James R. Wymer left a burgeoning accounting career to pursue an opportunity in real estate. He recognized his background in accounting and ability to foster relationships were strengths that could create value in the real estate opportunities he was interested in pursuing.

These attributes have helped James develop long-term relationships, which he believes are the foundation for developing good projects. Whether with architectural firms, national credit tenants, communities, or homeowners and tenants—fostering positive relationships have allowed WXZ to remain nimble and diversify into various areas of development over three decades.

James has expanded WXZ’s services by adding team members with a range of skills and depth of experience in site selection, land development, civil engineering services, general construction, financial forecasting, and property management.

Dave Swindell joined James in 2006 with the expansion of WXZ Construction as President and Chief Operating Officer of WXZ Construction.

For more than thirty years, Dave’s executive industry experience and active leadership has led the development and construction of diverse product types — single and multi-family developments, senior apartments, student housing, and retail space for national retailers — across the Midwest, Eastern Seaboard and the Southeastern United States.

Matthew Wymer brings a background in law and urban planning to his efforts as a third-generation member of WXZ. Like his grandfather and father, he values long-term relationships over short-term profits. He appreciates the inherent quality of historic structures and how they bring authenticity and value when paired with new construction. By leveraging his degree in urban planning, he’s able to think more broadly about the impact of his projects on communities.

Greenway

The principals of WXZ founded Greenway Residential Development, LLC in 2009 to develop residential communities in the Southeastern United States. The uniquely comprehensive depth of experience
in developing affordable single-family, multifamily, and senior housing communities has resulted in the construction of affordable apartments in three states.
